The simple answer, provided your home is a house rather than a flat, maisonette or any other type of building, is likely to be no. That’s because permitted development rules would allow for roof alterations sans planning permission as long as certain conditions, including the following, apply:

  • Any alteration is not higher than any part of the existing roof
  • Any alteration does not protrude further than 150mm from the home’s existing roof plane
  • Any side-facing windows added are obscured

This is unlikely if the project won’t entail re-roofing or repairing over 25% of a pitched or flat roof. However, you might need to notify your Local Authority Building Control (LABC) for work involving:

  • Structural alterations
  • Replacing or repairing over 25% of a roof’s overall area
  • Materials that will affect the roof’s resilience to fire

If your proposed roofing project is relatively large-scale, it might require – and we can assist you in applying for – both Building Regulations approval and planning permission.

For guidance, you could approach your local planning authority (LPA), your Local Authority Building Control (LABC) or members of our own team.

Keep in mind that, if you want to replace a flat roof, the Part L1B section of the UK Building Regulations require you to first notify your LABC and apply for their approval.

The LABC can issue a certificate which – if you later decide to sell your house – you could use to show interested buyers you had Building Regulations approval for the re-roofing.
