Kitchen Extension
Leyton, London
12 Weeks
We were asked to extend a four-bedroom semi-detached property in Leyton. We also had the job of designing and installing a rear three-metre kitchen extension and adding what was essentially a whole new kitchen.
The project also covered adding two new bathrooms, new flooring — including front flooring, parquet flooring and beam-and-block flooring — and several new means of heating. These encompassed a new boiler, a new unvented cylinder and underfloor heating.
To the property’s exterior, we affixed a pitched tiled roof, skylights and new windows and carried out front pointing. The brief also called for the addition of a rear garden as well as the fitting of new doors — including unique bi-folding doors.
After providing the client with free advice and carrying out a free site survey at their home, we drew up architect plans and made structural calculations. We then ‘cleared the decks’ by demolishing an existing rear structure of the home.
We ordered the skips we knew we would need while excavating footings. After implementing a DPC (damp-proof course), we erected a new cavity wall and carried out external brickwork and internal blockwork. We also added a new manhole and rerouted the old drainage.
We also sorted out new electrics and plumbing as necessary — along with an array of further flourishes. For example, we fitted architraves and skirting boards and skimmed the entire house. An internal refurbishment enabled us to give the home a Victorian look.
