Project Summary

This project entailed a rear dormer loft conversion, a three-metre side and rear extension, and a comprehensive refurbishment of this Leytonstone property.

We oversaw wide-ranging work on the building, encompassing such significant changes as the cleaning of the brickwork, the fitting of sash windows and a new timber designer front door, and extensive work in relation to the heating and water pipes and garden.

Of central importance to the scheme was the rear and side extension to the ground floor of the property; nonetheless, all of our work on the property saw the same exacting execution and attention to detail that characterises the overall approach of Luxury Nest.

The Solution

Our solution for this property in east London saw us carry out processes on the outside ranging from new pointing and the installation of new guttering to the introduction of front garden slabs and the installation of garden grass; a new garden shed room was also constructed.

Continuing through to the inside of the property, we installed a new combi boiler, new heating pipes, and new hot and cold water pipes. We also put in place new NICEIC wiring and new designer lights, and even fitted a new kitchen to further optimise this Leytonstone home’s practicality and appearance.

Our work on this property also saw us create a new ground-floor WC, a new timber staircase, and two extra bedrooms and a shower in the loft. Other important touches as part of this project included the addition of bi-folding doors to the extension, the fitting of a new flat felt roof, and the introduction of tasteful and high-quality timber flooring.

The property owner was also appreciative of our work to put in place new spindles, a new handrail, and a new freestanding bathtub. Alongside all of this, we installed a fitted shower, laid down bespoke tiling and cream carpet in the rooms, and carried out bespoke painting to further maximise the property’s presentation in all areas.

When all these details are considered alongside such others as the new skylights, the three floor RSJs, and the stairwell window, it is clear that this was an ambitious and elegantly executed project that saw very few aspects go unconsidered.
